Applications have opened for several affordable apartments in an upcoming Greenpoint development.
The development–called 44 Kent Street–is located just off WNYC Transmitter Park, and there are 13 affordable units available ranging from studios to two-bedrooms beginning at $2,023 a month.
A total of three studios are available for a monthly rent of $2,023, requiring a one-person household earning between $69,360 and $95,030 to qualify. Qualifying applicants get entered into a lottery to snag an apartment.
One-bedroom units go for a monthly rent of $2,168, with three of these units available for household sizes up to two people. The minimum required income to qualify is $74,332, with a maximum income of $108,550 listed.
Most of the available affordable units in this lottery are two-bedrooms, with seven available at $2,612 a month. Household sizes ranging from two to four people can apply, with minimum household incomes beginning at $89,555 for two people and topping off at $135,590 for a family of four.
The building, at five stories tall and with 42 units, includes a laundry room, bike room, gym, conference room, and business lounge, with additional fees possibly applying to all. A roof deck is also featured as a listed amenity.
The applications are open to all, with a general preference for those who live in New York City, and no special preference for Community Board 1 residents. Preference for a percentage of units will go to mobility-disabled applicants and those with vision or hearing disabilities.

The developer, the Loketch Group, first filed plans for the new building in 2013.
